Land Rent is a mandatory fee paid to the National Government for leasehold property. When the government grants you a lease (typically for 99 years), you agree to pay an annual “rent” to maintain that lease. This is managed by the Ministry of Lands and collected via the eCitizen platforms.

How is Land Rent Calculated in Kenya?

The calculation is usually defined in your Letter of Allotment or Lease Title.

  • Standard Formula: Typically, it is 1% to 2% of the Unimproved Site Value (USV).
  • Fixed Rates: Older titles may have a fixed annual fee (e.g., KES 2,000 per year) regardless of value.
